How To Sell Your House

To get the most out of your investment and protect your interest:

STEP ONE

Get pre-approved for another home before you sign a contract to sell your current house. Your financial situation might have changed. Getting preapproved could save you from buying or renting a home you don't really want. In the preapproval process ask your lender to estimate required costs for purchasing a new home; down payment, closing costs, title fees, etc.

STEP TWO

Find out what you owe on your mortgage. Call your lender to get a payoff. Knowing your payoff will help when determining the price for the house.

STEP THREE

Fair Market Value/Comparable Market Analysis (CMA) This helps to determine the list price of your home. A Realtor will research similar homes, neighboring property values compared to yours and evaluate the real estate market in your area.  Your Realtor will also share with you any tips to help you get more for your home.

STEP FOUR

Understand what it costs to sell your house. For sale by owner VS. using a Realtor.  For sale by owner?Consider the costs of advertising, signs, attorney fees, closing agent fees and more. Appraisal, inspection, surveying, taxes and HOA fees. Using a Realtor you may have to pay their commission. A Realtor can provide unlimited knowledge of home selling. Often times getting you more for your home then you could get selling it on your own. A Realtor is a Professional that can give you an accurate estimate of the closing costs and any other fees involved. A trusted resource to assist you throughout your selling experience, a Realtor is a very valueable resource. With the added bonus of a guarantee that the transaction be sold at a price and terms that are acceptable to you or pay you nothing for their services.

 

STEP FIVE

Consider making repairs. In today’s market the  home buyer doesn't nessasarily want a  “fixer upper."  Depending on what you want to get from your home and what you have to get from your home you may have to put some money into it.   “Allowances” usually do not work. If your considering an allowance for carpet, paint or a new roof, consider doing this "repair" and what difference that could make in not only price but valueable time on the market.  Your house is competing with other houses for sale. It must be in good condition or today’s buyer will buy elsewhere.

STEP SIX

Clean, organize, declutter, stage! Before showing your house its time to clean! Inside and outside. Presenting your home in a clean, decluttered, organized way will assist you in getting reasonable, timely offers. Curb appeal is important. It's the first impression. Mow, trim, and freshen your landscaping. Organize the garage, dispose of excess items to maximize the space. Inside consider less is more. Buyers will want to picture their belongings in the space. Dust, vacuum, scrub. Remove offensive odors. Put yourself in the buyers shoes. Staging your home to show off its potential increases its value. 

STEP SEVEN

Availability: Make your home available at all times to Realtors with potential buyers. Most buyers feel more comfortable without the home owner present. Please also make sure agents are aware of any pets and that they are contained. You will benefit from a smooth showing.
