In today’s market the  home buyer doesn't nessasarily want a  “fixer upper."  Depending on what you want to get from your home and what you have to get from your home you may have to put some money into it.   “Allowances” usually do not work. If your considering an allowance for carpet, paint or a new roof, consider doing this "repair" and what difference that could make in not only price but valueable time on the market.  Your house is competing with other houses for sale. It must be in good condition or today’s buyer will buy elsewhere.

Presenting your home in a clean, decluttered, organized way will assist you in getting reasonable, timely offers. Curb appeal is important. It's the first impression. Mow, trim, and freshen your landscaping. Organize the garage, dispose of excess items to maximize the space. Inside consider less is more. Buyers will want to picture their belongings in the space. Dust, vacuum, scrub. Remove offensive odors. Put yourself in the buyers shoes. Staging your home to show off its potential increases its value. 


Availability: Make your home available at all times to Realtors with potential buyers. Most buyers feel more comfortable without the home owner present. Please also make sure agents are aware of any pets and that they are contained. You will benefit from a smooth showing.
